Most realtors: Research the comps in area and give a price

Mindell Realty: We'll research the comps, the home's history, provide a comprehensive market analysis and visit your home.  During our visit, we'll walk  through the home and ask you why the home is special to you.  All of this information and more will go into pricing your home. 

Prepare

Most realtors: Will advise you to clean-up and declutter

Mindell Realty: Cleaning and making sure you declutter is great advice.  We'll create a staging plan, show you where to declutter and what exactly to clean and how room by room.  We want the house to shine brightly and be irresistible to buyers and we know how to do it.

Marketing

Most realtors: You will receive a listing on MLS, be listed on their site, and a few phone calls will be made

Mindell Realty: A listing on MLS, phone calls, other site listings are the beginning of a marketing plan.  Our marketing plans are comprehensive sales plans that include and aren't limited to social media, word of mouth campaigns, referrals, search optimized campaigns- you get the picture-we go big.

Showings

Most realtors: Advise of the time and date of people coming into your home

Mindell Realty: We understand this is your home and you may still be living in it.  We will schedule times that work for you, contact the realtor and ask for feedback about the showing so we can improve on the next one or to make a deal quickly, and provide you with a checklist so you can prepare the home among other activities.

Offer

Most realtors: Receive the offer and ask for approval

Mindell Realty: We'll review the offer, review contingencies and go back to our market analysis and look at our pricing models.  If the offer is fair, we will advise to accept.  If it isn't, we'll negotiate until you receive full value.

Transaction

Most realtors: Will present you with the paperwork and ask for signatures

Mindell Realty: We'll sit with you and explain all of the paperwork in detail and help you gather it.  We want you to know the details.  We'll make sure everyone shows up to closing and you are in a comfortable place mentally as you sell you home.  When you hand over the keys, don't be surprised if there is a celebration waiting for you in the conference room next door.
